Structural repairs refers to any fix or reinforcement made to the load-bearing components of a building that keep it standing and stable. If a component holds up the weight of the house, protects its framework, or keeps it from shifting, repairing it is considered a structural repair.
Structural repairs generally involve the following core areas:
Foundation fixes: Repairing deep cracks, leveling a sinking foundation, underpinning, or installing piers.
Load-bearing walls: Fixing or replacing columns, beams, studs, or walls that support the floors or roof above them.
Lintels and headers: Replacing the support beams over large windows, doors, or garage openings.
The principle is the same as a doctor stitching a wound. Instead of filling a crack and hoping it holds, we bond the two sides of the masonry back together so the wall works as one unit again.
For large cracks we insert steel staples across the crack and fix them into the brickwork with a chemical mortar. The staples take the tension the wall can no longer carry on its own. Done correctly, the repair outlasts the patch it replaces by years.
