Structural repairs refers to any fix or reinforcement made to the load-bearing components of a building that keep it standing and stable. If a component holds up the weight of the house, protects its framework, or keeps it from shifting, repairing it is considered a structural repair.
Structural repairs generally involve the following core areas:
Foundation repairs: Repairing deep cracks, leveling a sinking foundation, underpinning, or installing piers.
Load-bearing walls: Fixing or replacing columns, beams, studs, or walls that support the floors or roof above them.
Lintels and headers: Replacing the support beams over large windows, doors, or garage openings.
Natural foundation settlement
The soil the house is built on shifts or compacts over time, causing the building to sink or settle unevenly and it creates diagonal or stair-step shaped cracks. Leaking pipes, poor drainage, or heavy rain can allow water to seep into walls, weakening the materials and causing the structure to shift or crack. Clay soils swell significantly when wet and shrink during dry spells, putting intense cyclical pressure on foundations and can cause severe cracking on walls. Underground water flows can damage or remove soil under the foundation and cause movement of the foundation.
Thermal expansion and contraction.
Temperature fluctuations can cause building materials like brick, concrete, and plaster to expand when hot and contract when it cools down. This can lead to stress fractures.
Moisture damage.
Leaking pipes, poor drainage, or heavy rain can allow water to seep into walls, weakening the materials and causing the structure to shift or crack.
The principle is the same as a doctor stitching a wound. Instead of filling a crack and hoping it holds, we bond the two sides of the masonry back together so the wall works as one unit again.
For large cracks we insert steel staples across the crack and fix them into the brickwork with a chemical mortar. The staples take the tension the wall can no longer carry on its own. Done correctly, the crack repairs outlasts the patch it replaces by years.
